Structural position is situated between inner city and the suburban district. Area is located on the shore of the old Helsinki bay. The sheltered inland archipelago landscape has retained much of its original characteristics. An extensive panorama affords views up to five kilometres and is fringed by steep hills. The unfolding landscape of reed and fields extends far into the northwest. There are continuous connections to the main recreational corridors and areas of Helsinki. Planning begun in 1992. Environmental works on soil (stabilization and purification of contaminated masses) begun in 1998. Building of housing 2001 university buildings 2000. Area will be completed in 2010. According to the position of the area in the existing landscape there is a strong connection between housing and landsdcape. The landscape offers suberb views and a unique network of recretional routes. Blocks are semiopened towards the shoreline park. Commercial building, University building and Offices are mixed and linked together via the main innerroads. Areal density is ratio e=0.7. Blocks density varies from ratio e=1.2 to 1.8 Average ratio e=1.65 University and officebuilding ratio e=2.0 to 3.4 280 000 m2 housing 190 000 m2 new university-, commercial- and officebuilding. 120 000 m2 in existing converted industrial buildings. Housing 40 % social building (rented apartements) 60 % private building owneroccuped and rented apartements on the free marked. Land is 80% owned by the municipality. Plots are rented out for 100 years. The area is based on a classical diversification in main streets, feederstreet and local streets, many of them cul-de-sacs in order to allow free access from the residential blocks to the shoreline park. A tramway-line is connecting the area to the city-centre. On the mainstreet there are 7 buslines connecting the area to the centre and the region. Private parking on ground 1 800 cars and underground 700 cars. Standard is 1 car for 140 m2 brutto in residential blocks and 1 car for 250 m2 in other buildings. Apartements vary from studios min 27 m2 to 6 room and kitchen. A normal residential building has an average on 82 m2 netto. Municipality claims a minimiaverage of 75 m2 exept for specialhouses (students apartements and seniorapartements.\\ Social rental costs are maximum 11 e/ m2. Free marked rents are up to 22 e/ m2 \\ A local areal fiber-optic broadbandnet is working in the area owned by people who live in Arabianranta and driven by private operators after offert competition.
