One-North Located next to Singapore’s acclaimed Science Parks and close to the National University of Singapore (NUS), the National University Hospital (NUH), Singapore Polytechnic, Holland Village and the Warren Golf Course, the one-north zone exists as part of a larger community.
One-North zone, the 200ha development, will be the epicentre of one-north. The many communities in one-north will benefit from the core development of the one-north zone. Research collaborations with NUS and NUH will be complemented with sports activities, entertainment, recreation and student exhibitions.

Branding
what our logo means
The name one-north has very positive associations - new, first, winning, leading. It is a name which has been specially created and is therefore unique. It also represents where Singapore is in the world - one degree north of the equator. Our Chinese name is a direct and expressive interpretation of our English name one-north. Its meaning may also be translated as “the only one”. Its phonetic pronunciation is “Wei Yi”. the three spaces of one-north • Real Space - the physical location and resources that are one-north. • Virtual Space - the community, state-of-the-art connectivity between people, organisation and the world. • Imaginative Space - the limitless possibilities and opportunities of the human imagination and endeavour.

Masterplan
building a community
Bringing the best to the best in an open and unrestricted space, within a new spirit of achievement and progress. one-north zone comprises an area of about 200 hectares in central Singapore, developed in phases over the next 15-20 years. The purpose is to create a vibrant mix of commercial, residential and recreational environments in which you can find conditions that are conducive for success and the achievement of outstanding results.
The master planner for one-north is Zaha Hadid Architects, a leading London-based practice whose work pushes the boundaries of architecture, extending and intensifying existing landscapes in the pursuit of a visionary aesthetic. The firm was appointed as a result of an international selection process.
phasing
There are three distinct phases in the development of the one-north master plan and these will take place over the next twenty years. The three Xchanges in the first phase allow for the development of the dynamic core of one-north, creating a platform for the roll-out of phases two and three.
The integration of the industry clusters and their neighbourhoods will allow them to grow organically without compromising the spatial mix that makes one-north special. As innovation in one area fuels ideas in another, new linkages and synergies develop.

Transportation
The one-north transportation system is designed to provide seamless connectivity between one-north and surrounding areas, such as NUH and the existing North Buona Vista MRT, to the key nodes within one-north.
The one-north transportation network consists of a two tier of transportation modes. In the earlier years, an interim shuttle bus service with intelligent information systems is planned for and will be implemented to serve one-north’s initial developments Biopolis (Life Xchange) and Fusionpolis (Central Xchange). The interim system caters to the hectic schedule of the work and live population in one-north by ensuring that the services are always on time and convenient.
Housing
The objective of housing provision in one-north is to create mixed use spaces that ensure sustained vibrancy.
It is our intention to encourage innovation and experimentation in new residential typologies with specific objective to create a new type of housing to cater to the needs of Knowledge Economy and to enable a good mix of demographic profile, particularly between local and foreign talents and encourage interaction/knowledge exchange between them. New type of housing should have communal spaces in the residential area that encourages social interaction, particularly among residents. There shall also be a vibrant ground floor and street life as means of social interaction between residents and the public by incorporating retail spaces on the ground floor level.
Chip Bee Garden Work lofts
WorkLoft @ Chip Bee was launched in 2003 in a unique development where 20 apartment units were remodeled to create an open and flexible layout to encourage flexible integration of work and live. The work-live environment is complimented with a landscape terrace created to allow tenants to relax among the greenery or enjoy a cup of coffee at the restaurants and retail shops on the ground floor.
Located just opposite Holland Village yet amidst the quiet greenery of Chip Bee Gardens, these work-lofts allow tenants to work, live and operate their business in this unique environment.
Condominium @ one-north
With the objective to meet the housing needs of the Knowledge Economy industry and to create mixed-use spaces contributing to sustained vibrancy in one-north, the condominium development will be a catalyst to strengthen the work-live-play-learn community in one-north.
Located in the heart of one-north, the condominium site provides a unique experience where city living and serenity exist in perfect harmony. The site is within walking distance of the one-north MRT station and Fusionpolis, where exciting amenities such as restaurants, theatre, fitness centre and retail shops are located. It is also surrounded by lush foliage and green relief spaces at Nepal Hill and one-north Park, which provide an oasis of calm from the bustling urban activities.
The site was launched in early 2005 via Request for Proposal (RFP), to provide an opportunity for developers to try out non-conventional housing development in one-north. One of the experimental concepts is to create a fenceless environment at the ground level so as to enable seamless pedestrian connectivity from one place to another and to encourage interaction among the community. There will also be retail shops at the ground level to encourage street level vibrancy and to serve the residents and working community in the surrounding areas. Contributing to the development’s unique features, the site includes two historically significant buildings (ex-Slim Barracks) to be conserved for adaptive re-use, while retaining their charm for the residents’ enjoyment.
The site was awarded in September 2005 to a consortium of United Overseas Land (UOL), Kheng Leong Company and Low Keng Huat to develop this first condominium at one-north. This condominium of about 350 to 380 units is expected to be completed by end 2008.
Education
vision
To promote a culture of learning and cross-sharing among the communities in one-north, by taking care of the learning needs of the local community in one-north and supporting the growth and sustainability of each Xchange by attracting institutions and research institutes that can interact effectively with the industry.
Key objectives:
(1) Provide a full range of public education services, such as kindergartens, primary and secondary for the local community
(2) Attract world-class institutions strong in research and industry linkages
(3) Attract specialty schools that complement the various Xchanges
(4) Attract experimental schools which supports one-north’s innovative spirit
(5) Provide corporate training institutes, e-learning providers and education content/software providers
(6) Provide unique learning opportunities and development strategies
(7) Seed the close collaboration of NUS and NTU
Currently, one-north is home to several schools/learning institutions, with potential to house many other world-class institutions as we move ahead. The existing schools in one-north are:-
NTU City Campus and Alumni Clubhouse
The juxtaposition of NTU City Campus and Alumni Clubhouse will bring together Singapore’s finest and most prominent entrepreneurs, education professionals and the NTU graduate fraternity all under one roof.
This new 15,000 sqm development will comprise premium teaching facilities and an extensive array of social and recreational amenities catering to the increasingly discerning tastes of graduates today.
Upon completion n the 2nd half of 2005, the NTU Alumni Clubhouse will offer facilities such as business incubation center, resort pool, spa, Jacuzzi, gym, bowling alley, tennis and multi-purpose court etc.

INSEAD
INSEAD is the first international business school with a full Asian campus. Its $60 million facility at one-north was inaugurated on 23 October 2000. The campus will be a centre for world-class teaching and research activities, including MBA programmes, executive programmes and Asia-related research. The school launched its full-time MBA programme in Singapore in Jan 2000, attracting some of the best executives and students from around the world. In May 2003, INSEAD Asia Campus announced plans to invest in additional facilities that will double its existing capacity. This phase of expansion has commenced and will be completed by mid 2005.
Tanglin Trust School
The Tanglin Trust School (TTS) comprises 28,000sqm of space on a 4.66ha site. The main thrust of TTS is to provide British education system to British expatriates’ children. The enrolment currently ranges from 3 to 17 years old, with quota of 70% British and 30% others. The school’s facilities include swimming pool, air-conditioned classrooms and 3 indoor sports halls.

Nepal Hill
Vision The vision for the Nepal Hill development is to create an oasis for interactions and connectivity for the various communities in Central Xchange, Life Xchange and Vista Xchange while preserving the unique character of Nepal Hill. The key focus of Nepal Hill development is to develop the ‘Learn’ element in one-north, where the communities in the surrounding exchanges can come to broaden their mind and gather knowledge. New buildings will also envelope the fringe of the hill development to cater to new programs. Nepal Hill will become a special place that attracts researchers and other knowledge-economy talents to enrol in courses that engage their mind or sit, relax and enjoy the natural green.
Conservation There are 16 historic bungalows referred to as ‘black & white’ due to their colour scheme - whitewashed walls contrasted with dark rafters, sills and trims. These bungalows, set among Nepal Hill with tree-lined winding road, will be adapted to a variety of new uses such as training centers, restaurants and work lofts. To retain the heritage and rustic environment in Nepal Hill, all the features of the exterior façade will be conserved. The interior of the bungalow, however, will be customised to suit individual tenant’s requirement.
Nepal Hill is considered to be an aesthetically pleasing location in the one-north study area, with its informal grouping of high value mature trees such as Angsana, Eugenia, Rain tree and Tembusu. These trees have been given ‘pink’ tree status by Nparks and will be conserved as part of the effort to preserve its lush green character.
Adaptive reuse The 13 out of the 16 units of black & white bungalows have been identified for adaptive re-use as part of the Nepal Hill Development. These bungalows will be adapted to a variety of new uses such as work lofts, restaurants and training centers.
Community areas The hilltop will be developed into a pocket park surrounded by 4 black & white bungalows that are converted to F&B use. This park will be the ‘village’ center where the Nepal Hill community meets and visitors from the various Xchanges stop to enjoy the unique qualities of Nepal Hill.
IT

the principles driving our IT Master Plan
Users in one-north will be able to access information anytime, from anywhere, using any device in an efficient, effective and secure manner. The cyber-infrastructure will be scalable to adapt to the changing needs of the one-north community.
outsourcing model
JTC is adopting an utility based IT outsourcing / e-leasing model where the basic info-communications and IT services are available on tap for the tenants at one-north. We are partnering with world class best-of-breed IT companies and our tenants have access to a wide range of IT services (listed below).
Potential services will include Internet access, email, bandwidth on demand, video conferencing, IP telephony, wireless access, disaster recovery etc.
